Facilities Manager - (£35,000.00 - £45,000.00 PA)
We’re looking for a motivated Commercial Manager to join our Property team at Opulent FM. In this role, you’ll be responsible for overseeing the financial and commercial aspects of our FM (facilities management) operations. We’ll need you to manage multiple budgets effectively, challenging costs and influencing key partners to achieve the best possible outcome. You’ll work collaboratively with lots of different colleagues and external partners, making sure that FM services are delivered within the right commercial terms, keeping on top of any risks or opportunities that arise.

What you’ll do
-
Take on line indirect management of three Analysts, providing guidance, direction, and support to enhance their commercial acumen and skillsets
-
Lead the 3-year planning cycle and budgeting/forecasting processes on a cyclical basis
-
Track and monitor spend for all capital and revenue streams, providing regular updates on financial performance to senior management
-
Collaborate with the Finance team to consolidate monthly performance insights
-
Identify opportunities for cost optimisation within FM operations, and develop strategies to maximise profitability
-
Manage the invoicing process, providing approvals for lower level spend and approving invoices up to £15,000.00
-
Act as the primary point of contact for commercial discussions and help to resolve any queries
-
Collaborate with cross-functional teams, such as Operations, Finance, and Procurement to align commercial strategies
This role would suit people who have

Experience of working in a similar commercial management role

Strong financial acumen and experience in budgeting, forecasting, and financial analysis

Strong communication skills, and the ability to build meaningful relationships with a range of teams and partners

Great analytical skills with a talent for turning complex data into digestible and engaging communications that can be used to aid decision-making

Advanced IT skills with the ability to use relevant applications, such as Microsoft Office, FM software, financial management systems

Maintenance Technician (£22,000.00 - £30,000.00 PA)
An exciting opportunity has arisen for a Maintenance Technician to join our Nottingham and Derby team!
​
Main Duties:
-
Investigate and carry out repairs and maintenance tasks to apartments.
-
To respond quickly and effectively to needs on a same day basis.
-
Ensure all jobs are completed on time and within agreed standards.
-
Have a proactive approach in identifying any other maintenance work required.
-
To obtain materials for repairs and maintenance when needed.
-
Ensure Fire, Health & Safety checks are carried out periodically and accurate records of checks are completed.
-
Complete maintenance checklist for all departures identifying issues to the management team.
-
Undertake preventative maintenance tasks including; repairs, decorating, plumbing and electrical areas to reduce potential defects.
-
The successful candidate must have proven experience working within the field of Maintenance and repairs. They must also have keen attention to detail and the ability to take initiative when tackling problems.

Administrative Assistant (£19,000.00 - £23,000.00 PA)
This position involves working with different teams located at various sites across the Midlands.
​
Duties​
-
Responding to any H&S issues raised to aid in maintaining compliance, including that of third-party services providers and their maintenance records
-
Overseeing third party contractors at sites to ensure the correct standard of service is provided in accordance with agreed contracts
-
Compiling and maintaining all required management information/records relating to the company, H&S and other related records for the location. This includes the asset register, emergency plans and all related records and management reports
-
Managing minor work programmes at sites, acting in support as the liaison point for all parties involved
-
Monitoring Facilities Management (FM) works at sites and liaising with service providers/sub-contractors and the Facilities Team Lead
-
Supporting in the provision of contact between maintenance contractors and onsite teams to co-ordinate the seamless booking of maintenance works and booking through approved portals/methods, recording bookings via the Facilities Management Service Desk
-
Being the site point of contact between third party H&S consultants and onsite teams to co-ordinate the seamless booking of H&S associated visits
-
Maintaining systems to ensure that the records are up-to-date for all sites and uploaded in a timely manner to provide a live system for viewing H&S records, training and compliance certification
-
Creating and deactivating access control passes for sites to ensure security is maintained with new starters, leavers and contractors
-
Being the site point of contact between the Facilities Team Lead and Cleaning Contractor to ensure the provision of our cleaning requirements runs smoothly and efficiently at various office locations
-
Supporting where required in the setting up and clearing down of meeting rooms for large events
-
Ensuring locations and staff keep sites clean and clear of rubbish and reporting any deficiencies to the wider Facilities Team.
